The risks that you would face if you buy a bungalow lot without individual title:

  1. Cannot be transferred to the buyer
  2. The name of the buyer is not in the title
  3. The exact location of the lot is unknown
  4. Cannot legally built houses on it
  5. Cannot be mortgaged to the bank to get a loan
  6. Cannot be passed on to heirs if the buyer dies
  7. Land still belong to the original owner
  8. Not entitle for compensation if the land is taken by the Government .
  9. Cannot be transferred to the heirs
  10. Exposed to the elements of fraud, irregularities and disputes with the seller
